Terms & Conditions

These Terms & Conditions govern the use of our website and the booking of stays at Apartment 122, located in Playa del Inglés, Gran Canaria. By submitting a booking request through our website, you agree to the following terms.
1. Booking & Confirmation
All booking requests are submitted via our contact form, email, or our official Facebook page (https://www.facebook.com/Apt122gc).
Bookings are not confirmed automatically. After we receive your request, we will contact you by email to confirm availability, pricing, and conditions. The booking is only considered confirmed once we explicitly confirm it in writing.
2. Payment
Payments are made by bank transfer.
We will provide you with the necessary payment details after confirming your booking.
Unless otherwise agreed, full payment is required before your arrival. We reserve the right to cancel your booking if payment is not received by the agreed deadline.
3. Cancellation Policy
You may cancel your booking by notifying us in writing.
We request a deposit of at least 50% of your stay when you make your booking. The remaining amount, if any, must be paid when you arrive at your accommodation the very latest. If you cancel your booking, the amount we will refund will depend on how far in advance you cancel, based on the following:
- Cancellation 30 or more days before your planned arrival date: your deposit will be refunded (minus 2% commissions).
- Cancellation less than 30 days before your arrival date or you do not show up at the accommodation on the date and at the time agreed: you will not have the right to a refund of the deposit or the commissions.
In the case of a change of dates that implies a shorter stay than initially booked, the following criteria will also be taken into account:
- Cancellation of one or more nights 29 or less days prior to the scheduled arrival date: 50% of the nights cancelled will be charged, even if the reservation is still valid due to a modification in the dates. Likewise, the minimum stay indicated for each accommodation must be respected.
- Cancellation of one or more nights with 30 or more days to the scheduled arrival date: The nights will be cancelled at no cost to the guest, provided that the minimum stay determined for each accommodation is still met.
4. Extension Policy
If you wish to extend your stay after arrival, and the apartment is available for the desired additional dates, we will make every effort to accommodate the request. Any extension must be confirmed in writing and is subject to full payment in advance. Once confirmed, extended nights are non-refundable, even if you later decide to shorten the extended stay. Availability is not guaranteed and will depend on the current booking calendar.
5. House Rules
To ensure a comfortable experience for all guests and neighbors, the following house rules apply during your stay:
- No smoking inside the apartment
- No pets allowed
- Quiet hours apply after 22:00 (10:00 p.m.)
- Trash bags must not be placed in the outdoor street bins. Please use the designated trash containers located downstairs in the basement.
- You are expected to treat the apartment with care and respect
Failure to comply with these rules may result in early termination of your stay without refund.
6. Liability for Damages
You are responsible for any damage caused to the apartment, furniture, or equipment during your stay.
A refundable security deposit equal to 10% of the total booking amount is required. This deposit must be paid in advance and will be returned after check-out, provided no damage or violations of the house rules have occurred.
7. Limitation of Liability
We are not liable for:
- Loss or theft of personal belongings
- Delays, interruptions, or cancellations caused by events outside our control (e.g. force majeure)
- Any injuries or accidents occurring during your stay, unless caused by our proven negligence
8. Governing Law
These Terms & Conditions and any disputes arising from bookings are subject to the laws of Spain.
The place of jurisdiction is San Bartolomé de Tirajana, Las Palmas.
9. Changes to These Terms
We reserve the right to update or amend these Terms & Conditions at any time. The version available at the time of booking will apply to your stay.
